AI for Real Estate

Real estate agents juggle dozens of enquiries, viewing requests, and follow-ups every day, usually from the car between appointments. Sprigr Team gives you an agent that keeps the admin straight: it triages the inbox, drafts replies for you to send, holds your calendar together, keeps a clean record of what each buyer wants, and flags which buyers a new listing suits. You stay the person your clients talk to; the agent makes sure nothing is dropped.

This guide covers the most common ways real estate agents and agencies use Sprigr Team, with practical workflows you can set up in your own workspace.

Enquiry triage

New enquiries read, logged, and drafted the moment they land. Your agent records the buyer’s requirements and prepares a reply for you to send.

Viewing scheduling

Viewing requests checked against your calendar. The agent proposes slots, creates the event when you confirm, and drafts confirmations and reminders.

Follow-up tracking

Every open enquiry tracked with its last contact date. Your agent tells you who has gone quiet and drafts the check-in for you.

Property matching

Buyer requirements matched against your listings. When a new property comes on, the agent lists the buyers it suits and drafts the notices.

Speed matters in real estate, and so does not losing track of anyone. With Sprigr Team, every enquiry is read and logged straight away, and a reply is waiting for you to send.

How it works:

  1. Enquiry comes in

A prospect fills out a form on your website (delivered to your inbox or through an inbound webhook) or emails your office. The thread appears in the Sprigr Inbox.

  2. Agent logs the requirements

The agent reads the message and records what it can find (property type, budget, preferred suburbs, timeline) in your buyers collection. Anything missing becomes a question in the draft.

  3. Agent matches listings

The agent searches your knowledge base of current listings and notes two or three matches with price, bedrooms, and features.

  4. Agent drafts the reply

The draft includes the matching listings and offers viewing times pulled from your calendar. You read it, adjust it, and send. Your agent can also message you on WhatsApp or Telegram so you see new enquiries between appointments.

Coordinating viewings across multiple properties and clients is one of the most tedious parts of real estate. Your Sprigr agent handles the calendar logistics and the paperwork around each booking.

How it works:

  1. Client requests a viewing

The client asks by email or web form. The agent identifies the property and the client’s preferred times.

  2. Agent checks your calendar

Through the Google Workspace or Microsoft 365 app the agent reads your calendar and proposes slots, allowing the travel time you set in its directives.

  3. You confirm, the agent books

When you pick a slot, the agent creates the calendar event with the client’s details and drafts the confirmation email with the address, time, and any preparation notes (for example “bring photo ID for building security”).

  4. Reminders

A scheduled task drafts a reminder for each viewing the day before so you can send them in one batch. Reschedule requests are triaged back to you with the agent’s suggested new slot.

Most enquiries do not convert on the first interaction. Sprigr Team keeps the list of open enquiries honest so you decide who to follow up and when.

How it works:

  1. Every enquiry is tracked

The agent keeps each buyer’s record current: last contact date, properties discussed, and any stated timeline.

  2. Weekly review

A scheduled task lists buyers you have not contacted in a set period, with a suggested reason to get in touch: a new listing that matches, a price change, an open home.

  3. Drafts ready to send

For each one you choose, the agent drafts a personalised check-in (“A new three-bedroom just listed in Bondi at $1.85M”) that you send from your own mailbox.

  4. Opt-outs recorded

If a buyer asks to stop hearing from you, the agent updates their record so they are left off future lists.

When a new listing hits the market, you want to know straight away which buyers it suits. Sprigr Team does the matching so you can make the calls.

How it works:

  1. New listing added

You add the property to your listings knowledge base, or your listing platform sends an inbound webhook. The Real Estate (AU) app can also supply listing data.

  2. Agent matches buyer criteria

The agent compares the listing against every active buyer record: location, price range, bedrooms, property type, and specific requirements such as “must have a garden” or “no strata”.

  3. Agent lists the matches

You get a ranked list of matching buyers with the reason each one matches.

  4. Agent drafts the notices

For the buyers you choose, the agent drafts a personalised email with the property details and a link to the listing. You send them, and replies are triaged back into the inbox.

Connect your tools in about an hour; the first workflow takes minutes. Here is the recommended order:

  1. Create your workspace and complete onboarding.

  2. Upload your current listings to a knowledge base and set up a buyers collection for requirements and follow-up dates.

  3. Create your first agent: start with an enquiry agent that logs requirements, matches listings, and drafts replies. See Creating Agents.

  4. Connect your mailbox and calendar: install the Google Workspace or Microsoft 365 app so the agent sees your inbox and calendar.

  5. Connect your own channel: set up WhatsApp or Telegram so you can ask your agent for updates from the car.

  6. Build a weekly follow-up workflow: create a workflow that lists stale enquiries and drafts check-ins for your review.
