Real Estate (AU)

The Real Estate (AU) app collects Australian property listings into a searchable index in your workspace. Five sources are supported: Domain.com.au, realestate.com.au, realty.com.au, Kollosche (a Gold Coast agency) and the QLD Public Trustee (deceased-estate and trustee-auction property that is usually not on the major portals). Every record carries its source, and non-portal listings are flagged for low market exposure. For the Gold Coast, the app also qualifies sites as multi-dwelling development opportunities against the City Plan zoning and density layers, derives street frontage, and can keep an external dashboard in step.

  • Admin or Owner role in your Sprigr Team organisation to install the app.
  • For realestate.com.au and Domain capture: a BOOKMARKLET_TOKEN secret set on the install (any long random string) and the app’s bookmarklet installed in your browser with the same value.
  1. Install the app

    Sign in to team.sprigr.com, open Apps in the sidebar, find Real Estate (AU) under Available, and install it. All secrets are optional at install. See Installing Apps.

  2. Seed the automatic sources

    Ask your agent to pull realty.com.au listings for a suburb or for the whole Gold Coast (scrape_realty), the Kollosche book (scrape_kollosche), and the QLD Public Trustee archive (scrape_publictrustee). Each is refreshed every six hours afterwards, re-running the searches you recorded.

  3. Capture portal listings from your browser

    Set BOOKMARKLET_TOKEN in the app’s secrets, install the bookmarklet with the same token, and run it on a realestate.com.au or Domain search results page. Captured listings are staged and imported every five minutes; ask your agent to flush them immediately if you do not want to wait.

  4. Search

    Ask your agent “Show me houses for sale in Southport over 800 square metres.” It calls search_listings with filters on source, suburb, state, postcode, listing type, status, property type, beds, baths, price and land area.

qualify_dev_site checks one site, by stored listing, address or coordinates, against the Gold Coast City Plan zoning and residential-density layers, deterministically and without judgement calls. It returns a status of qualified, amalgamation opportunity, manual review, disqualified or ungeocoded, with the zone, density, land area and derived street frontage. find_dev_sites sweeps the whole index and lists every qualified, amalgamation and manual-review site, best first. review_dev_site records a human verdict (approved, rejected or watching) with a note so a team can work through the manual-review pile.

Optionally, set DEV_DASHBOARD_INDEX, DEV_DASHBOARD_WRITE_KEY and SPRIGR_SEARCH_URL to mirror qualified sites into an external Sprigr index in a flat dashboard shape after each ingest; resync_dev_dashboard reconciles it after a classifier or schema change, and a 15-minute schedule backfills frontages.

  • Off-market watch. A weekly workflow lists new Public Trustee and agency listings with low exposure in the suburbs you care about.
  • Development pipeline. The agent surfaces qualified sites, and a person marks each approved, rejected or watching.
  • Buyer briefs. “Anything new in Mermaid Waters under $1.5m with four bedrooms?” searches the index.

Domain scrape returns nothing Domain blocks automated browsers; the scheduled Domain refresh gives up quietly when it is blocked. Capture Domain results with the bookmarklet instead.

Bookmarklet captures are not appearing The token in the bookmarklet must match BOOKMARKLET_TOKEN on the install. Captures import every five minutes; ask the agent to drain them now.

A site is “ungeocoded” The address could not be placed. Provide coordinates, or a fuller address, to qualify_dev_site.

Dashboard rows look stale The dashboard is written on ingest. Run resync_dev_dashboard after a classifier or schema change.
